Adjustments to property characteristics for the 2020 valuation year.
The Reno County Appraiser’s office would like to start a list of properties that have incurred damage due to the heavy rains and flooding in 2019. If your home has damage due to the flooding, please contact our office or go to one of the offices listed below for a form to fill out. A representative from our office will be in contact with you sometime in September or October of 2019 to set up an appointment to inspect the damage. At that time the appropriate changes will be made to the property for the 2020 valuation year. Per statute 79-1412a, the valuation of a property is set based on the condition of the property as of January 1st of that year. Please understand that any Payment Under Protests due to the recent flooding that are filed in December of 2019 or May of 2020 will result in NO CHANGE to the 2019 valuation. Repairs to structures located in a Floodplain
Repairs to a damaged structure cannot begin until a damage assessment has been completed. Reno County Resolution 2009-29 governing floodplain development and FEMA regulations require an assessment of the structure be completed and floodplain permits issued before repairs begin. Any structure damaged by more than 50% of the fair market value shall be brought into compliance with the floodplain regulations.
